Domestic electrical work, done without turning your home upside down

Most people call an electrician because something has stopped working, because a survey has flagged a problem, or because they are about to spend money on a kitchen and want the wiring sorted first. All three are easier when the person quoting has been in the house rather than guessing from a phone call.

We work across London and Surrey, mostly on properties built between 1880 and 1980: the terraces, conversions and ex-local authority flats that make up so much of the city's housing. That means lath and plaster ceilings, solid walls, floors that have already been lifted three times, and consumer units tucked into cupboards under the stairs. We plan around all of it.

If you are living in the property while we work, the job is phased so you keep a working kitchen, bathroom and bedroom every evening. It adds a few days compared with an empty house, and it avoids the upheaval of moving out.

How a domestic job is worked out

Every property is different, so we do not publish figures that would only mislead you. What moves the cost is the number of circuits, whether the floors are solid or suspended, how much making good is included, and whether you are living in the property while the work happens.

For anything beyond a small job we come and look at it first, then put the scope and the figure in writing. Quoting electrical work off a description over the phone is how people end up with extras they were not expecting.

Not sure whether you need a rewire?

A rewireable fuse box, black rubber or fabric-covered cable, round pin sockets, no RCD protection, or lighting with no earth all point one way. An EICR gives you a definite answer for a fraction of the cost of guessing wrong.

Nine things we are called out for most

If what you need is not listed, ring us and describe it. We will tell you whether it is a job for us, a job for someone else, or something you do not need to spend money on.

Full and partial rewiring

Houses and flats rewired room by room or all at once. Older properties with rubber or fabric insulated cable, rewireable fuse boxes or lighting with no earth are the usual reason. Floorboards are lifted carefully and relaid, and chasing is kept to where there is no sensible alternative.

Fuse boards and consumer units

Replacing an old fuse box or plastic consumer unit with a metal-clad board on individual RCBOs, so a fault on one circuit no longer puts the whole property in darkness. Includes full testing, labelling and an Electrical Installation Certificate.

Extra sockets and lights

Additional sockets where extension leads have taken over, new lighting points, outside sockets and dedicated circuits for showers, cookers, garden offices and workshops. The existing board is checked for spare capacity before any work is quoted.

Downlighters and LED lighting

Recessed downlighters, pendants, wall lights and under-cabinet strips on dimmable LED that will not flicker. Circuits and switching are planned before any holes are cut, so the light falls where you need it and the switches are where your hand expects them.

Garden and outside lighting

Outside lighting to paths, patios, decking and garden offices, wired in armoured cable with the correct protection for outdoor use, and controlled on a switch, timer or photocell to suit how you actually use the garden.

Fault finding and repairs

Tracing the cause of a tripping RCD, dead sockets, flickering lights or a burning smell. Circuits are tested methodically rather than parts replaced in hope, so you are told what actually failed and why before any repair is carried out.

Electric showers, cookers and stoves

Electric showers, cookers, range cookers and stoves connected on a correctly sized dedicated circuit, with the existing supply checked for capacity first. Isolators fitted where they are needed and everything tested before it is left in service.

Electric heating and radiators

Electric radiators, immersion heaters and storage heating installed, replaced or repaired. Useful in flats, extensions and garden rooms where extending the wet system is impractical, and on properties with no mains gas supply.

Smoke alarms and extractor fans

Mains-wired interlinked smoke and heat alarms, and extractor fans for bathrooms, kitchens and utility rooms. Both are common requirements on rented property and both are frequently flagged on an inspection report.

How a job runs

Four steps from first call to certificate

The same sequence whether you are adding two sockets or rewiring the whole house. The only difference is how long each step takes.

Phone call

Tell us what is happening. We will often diagnose the likely cause there and then, and say whether it needs a visit at all.

Site visit

We look at the consumer unit, the incoming supply, the floors and the walls, and talk through what you actually want. There is no obligation to go ahead.

The scope in writing, then the work

Itemised in writing, with what is included and what is not, and making good stated explicitly rather than left ambiguous. Then an agreed start date and agreed hours, sheeted and cleared down daily, and you are told straight away if we find anything that changes the price.

Test and certify

Full inspection and testing, certificate issued on completion, Part P notification lodged, and a walk round so you know where everything is.

Questions we are asked most often

How do I know if my house needs rewiring?

Clear signs are a fuse box with rewireable fuses rather than breakers, black rubber or fabric-covered cable, round pin sockets, no RCD protection, sockets warm to the touch, or lighting with no earth. Age alone is a fair guide: PVC cable installed before the mid-1980s is at or beyond its expected life. An EICR gives you a definite answer rather than a guess.

Do I need to move out during a rewire?

Not usually. Occupied homes are rewired regularly by phasing the work so a working kitchen, bathroom and at least one bedroom keep power and lighting each evening. It takes a little longer than an empty property but avoids the upheaval of moving out. Dust is unavoidable where walls are chased, so rooms are sheeted and cleared down.

What is a consumer unit upgrade and do I need one?

A consumer unit is the modern fuse box. Upgrading means replacing an old board with a metal-clad unit on individual RCBOs, so each circuit has its own overload and earth fault protection. You need one if you have rewireable fuses, no RCD protection, or if an inspection report has flagged the board itself as a defect requiring action.

Can you add sockets and lighting without rewiring the whole house?

In most cases yes. Extra sockets, new lighting points, downlighters and outside sockets can usually be added to existing circuits, provided the circuit and the board have the capacity and the existing wiring is in sound condition. That is checked first, because adding load to wiring that is already at its limit helps nobody.

Do you install electric showers and cookers?

Yes. Electric showers, cookers, range cookers and stoves all need a correctly sized dedicated circuit and, in most cases, an isolator. The incoming supply and existing board are checked for capacity before the work is quoted, because the appliance rating is often larger than the circuit that is already there.

Can you fit smoke alarms and extractor fans?

Yes. Mains-wired interlinked smoke and heat alarms and extractor fans for bathrooms, kitchens and utility rooms are routine work, and both are common requirements on rented property. Both are also among the items most often raised on an inspection report.
